I.             Call to Order and Quorum Call: Meeting called to order at 6:30 p.m.

 

Directors Present:

Ralph Brown – President, Unit 7

II.            Review/Adoption of Minutes:

MM made by Wrede, 2nd by Kathy, to approve the January 15, 2026 RGHOA monthly meeting minutes.  Motion carried unanimously.

 

III.     Committee and Officer’s Reports

A.   Ponds - Trina Dooley – Ponds are being treated and Aquatic Weed Control continues to provide monthly treatment reports.  Access issue on far side of pond 9 still needs to be resolved.   See Old Business 

 

B.   Parks – Rick Huber – The park opening and closing team now has 9 members.  Maintenance was performed on the pond 1 fountain and the walls of the large park were pressure washed.  Vandalism occurred on the basketball court as a fire was set at center court.  Eggs were thrown on the tennis court.  Recommended having the tennis court and basketball court pressure washed.

 

MM by Jennifer, 2nd by Kathy to spend up to $600.00 to have the tennis courts and basketball court pressure washed.  Motion carried unanimously.

 

C.   Newsletter - Carolyn Austin – Nothing to report at this time.

 

D.   Website - Ralph Brown – Nothing to report at this time.

E.   Landscape – Larry Barroner – Continue to receive weekly updates and monthly irrigation reports from the Bright View manager. Currently have 4 pines needing to be removed due to disease. 3 additional stumps need to be removed.  Recommend notifying Panorama Tree service / Bright view to provide estimates. Will contact Bright View to provide an estimate.  GPI will contact Panorama for their estimate.

 

F.    Finance/Budget – Kathy Hofstad – Expenses were in line with the year-to-date forecast. No small balances to report this month.  Currently have 23 homeowners’ who are behind on their quarterly maintenance fees.

 

G.   Riverglen ACC – Ali Houshmand

 

ACC requests: the committee received (8) requests.  

 

MM by Kathy, 2nd by Wrede to ratify the ACC approval for items 1 & 2.

Motion carried unanimously.

 

MM by Crissy, 2nd by Wrede to ratify the ACC approval for items 3 & 4.

Motion carried unanimously.

 

MM by Wrede, 2nd by Cathy to ratify the ACC approval for Item 5.

Motion carried unanimously.

 

MM by Wrede, 2nd by Kathy to ratify the ACC approval for Items 6 & 7.

Motion carried unanimously.

 

MM by Wrede, 2nd by Crissy to ratify the ACC disapproval for item 8.  Acc should use lines 1, 2 and 3 as reason for disapproval.  Motion carried unanimously.

 

First Letters: (9) MM by Wrede, 2nd by Ralph to accept the recommendation of the ACC for first letters.  Motion carried unanimously.

 

Second Letters: (7) MM by Wrede, 2nd. by Kathy to accept the recommendation of the ACC for second letters.  Motion carried unanimously.

 

Attorney Letters: (2) MM by Wrede, 2nd by Crissy to request attorney to send letters as recommended.  Motion carried unanimously.

      legal actions. Motion carried unanimously.

#5. Violation letter sent on February 5, 2026.  MM by Wrede, 2nd by Cathy to

      place on hold till March meeting.  Motion carried unanimously.

 

IV.       Management Report – Ledian Muhametaj- GPI

Written reports were submitted and e-mailed to the BOD. 

 

V.        Old Business

A.   Wall repair @ Donnymoor and Sunnyoak – On-hold till March meeting awaiting additional estimate

 

B.   Sidewalk Repair (Park) MM by Jennifer, 2nd by Wrede at accept the PLS proposal (option 2) for $5,849.00.  Motion carried unanimously.

 

C.   Pond 9 Access Issues / Mowing of property far side of pond.  Ralph will draft a letter to the two homeowners who didn’t respond to the initial letter.

 

D.   Paint wall in Large Park – On-hold till March meeting.  Need additional proposal clarification on scope of work.  Motion carried unanimously.

 

E.   Fence/Gate repair at Large Park – MM by Wrede, 2nd by Crissy to accept the proposal submitted by Danielle Fence for $2,701.00.  Motion carried unanimously.

          

VI. New Business

A.   CPA Engagement Letter – MM by Kathy, 2nd by Cathy to authorize the preparation of tax returns for 2025 and sign engagement letter for 2026.  Motion carried unanimously.

 

       VII.    Homeowner Concerns – None mentioned.
